Over 40 townhomes with live/work component planned for Meridian

A subdivision with over a few dozen townhomes is planned for Meridian. 

Pavilion at Windsong would sit at the northwest corner of Linder and Ustick Roads.

The subdivision would include 33 single-family townhomes across six two-story buildings. There would also be two-three-story buildings with an additional 12 live-work units. There would be office space on the first level and then a residential area and bedrooms on the third story.  

Every building -other than one triplex- is a six-plex.

“The last few years have seen a shift in the economy to allow for more work from home options for employees. Pavilion at Windsong will provide these dedicated work from home or commercial office spaces in these 12 homes,” the application letter said.

The application letter said the Meridian-based-Biltmore Company designed the office space to be used for meeting areas, a place to conduct online business, or a live stream workroom.

“This type of commercial space will serve a variety of small businesses, entrepreneurs, and professionals that may have guests and customers visit at different frequency levels,” the letter said.

Live work style homes have become increasingly popular since the start of the COVID-19 pandemic when more people started working from home. An example of this style of housing is at the Verona Subdivision planned earlier this year.

The application calls for a neighborhood park with a picnic structure and about 775 feet of pathways. 

Residents would have access to Linder Rd. However, the application letter said there is no access to Ustick Rd.

The application is asking for a rezone, conditional use, preliminary plat, and development modification agreement approval. 

The applicant will be in front of the Meridian Planning and Zoning Commission this Thursday. 

“The proposed Pavilion at Windsong incorporates a sensitive neighborhood site design and high-quality building designs that harmonize with the neighboring Windsong Subdivision,” the application letter said.
