A large piece of property near McCall that was recently sold could turn into a large estate lot. Out on 181 West Lake Fork Road, the 160-acre property south of McCall could be the site of Stag’s Run Estates Subdivision- pending Valley County approval. The property was last used for dry grazing. There is also a small dwelling on the property that has no services. The subdivision would have 50 homes. The buildable lots would range in size from 1 to 7.95 acres, with the average size being 2.94 acres. There would also be pathways providing “interconnectivity” at the midpoint of the subdivision.
“The property provides amazing views of Jug Handle Mountain, Brundage Mountain, and Tamarack Resort,” the application letter said. Septic systems and individual wells would serve the subdivision. If approved, the estate development would be done in one phase, with construction elapsing around 18 to 24 months. “The property was selected based on the topography of the site to proc a variety of lot sizing and unique homesites located in close proximity to mountains for amazing vistas and natural areas located within the subdivision provide opportunities to be near wildlife such as birds fox and deer,” the application said. “There are also two ski areas, fishing and hunting opportunities located near the property.” The sale price for proposed homes is listed at $800,000 to $2 million plus. The average value listed is $1.5 million.
The applicant, Urban Solutions will be at the Valley County Planning and Zoning hearing on June 23 requesting preliminary plat and conditional use permit approval.
