Self-storage, and more apartments planned near Boise Towne Square

Developers propose a mixed-use project with retail, self-storage, and apartment project near Boise Towne Square.

It’s the second apartment complex proposed on Cole Rd. near the mall in recent months.

RGJ Cole Rd., Kai Pacific, and South Beck and Baird applied with the City of Boise to build a five-story building at the corner of Cole Rd. and Denton St. The 2.13-acre site wraps around a Mattress Firm store, directly across from the Cole Rd. side of the mall.

The ground floor would include 1,000 square feet of retail space at the corner of Cole and Denton St., as well as a rental management office along Cole. Most of the rest of the ground floor would contain self-storage units and some parking. The plan includes additional parking in an underground garage.

The second-through-fifth floors would include 136 apartment units. Plans call for a mix of one-, two- and three-bedroom apartments. Each unit includes a laundry area, and feature balconies. A second-floor outdoor deck will include “gathering and entertainment” nodes and sit adjacent to a fitness center.

Plans call for 53 one-bedroom units and 83 two-bedroom units – for a total of 219 bedrooms. A total of 169 vehicle spaces and 136 bike spaces are also proposed.

Change to development agreement

“We believe the development will prove an attractive mixed-use retail/commercial self-storage/housing type in the area and provide recreational opportunities for our future residents,” Jay Gibbons of South Beck & Baird Landscape Architecture wrote in an application letter.

A 2003 development agreement for the site called for retail uses like a bank, drive-thru restaurant and shops. The city approved a change to the agreement in 2013 to allow for the development of the Mattress Firm store. The project will need the city’s approval to change the development agreement. The site is already zoned to allow the proposed project. The project will need an exception from Boise’s planning & zoning commission to allow for a total height of 59 feet, though the applicant said they would consider revamping the project to four stories and 49 feet.
