A mixed-use project could come to Ustick Rd.
The City of Meridian received an application for Lennon Pointe Community, an 8.8-acre site at 1515 W Ustick Rd. The application letter said the project would be split into three sites with a total of 61 residential units. Site A would be commercial, Site B would be multifamily, and Site C would be single-family.
The commercial area of the site would have two single-story buildings, one 9,000 square feet, and the other 3,000 square feet. The multifamily site would have two buildings that are two stories. And the single-family area would have 43 townhomes made up of detached two-unit, three-unit, and six-unit buildings.
“The overall design provides ample connectivity with pedestrian pathways, bike parking, and a community commercial plaza and public art feature,” the application letter said.
The application letter said the property is located in a floodway, which will require additional construction.
“The current property is located in the floodway in the Southeast corner, which was designed around to provide an open space amenity for the Community,” the application letter said. “The existing Kellogg Drain is to be relocated as indicated on the Civil drawings and pre‐plat drawings. Extensive conversations with the Nampa-Meridian Irrigation District have occurred to ensure we are aligned to the irrigation district requirements for re‐routing this existing ditch.”
According to the site plan, 25 parking stalls would be available for the commercial site, the apartment complex would have 44 stalls, and the duplexes would have 201 provided parking stalls.
The applicant, DG Group Architecture, is requesting annexation, rezone, and pre-plat approval from the Meridian Planning and Zoning Commission.
