A new recreation center could open in Meridian.
K1 Speed is requesting to use 50,000 square feet of an existing 207,000 square foot industrial building at 1135 N Hickory Ave.
K1 Speed is an electric go-cart place that would have a track, meeting rooms, concessions, and restrooms.
In the application letter, developers acknowledge that K1 would take away ‘needed’ industrial spaces from Meridian.
“The landlord of this building has or is currently constructing 500,000 square feet of industrial buildings to help aid on the need for industrial buildings,” the application letter said. “K1 Speed will only occupy one-quarter of the entire building. The City of Meridian does want growth and mixed opportunities, which this project does provide along with added jobs that don’t exist with this kind of business. K1 Speed has developed over fifty sites across the United States and this will add an amenity that the city doesn’t currently have.”
The application letter said that K1 Speed would use 106 of the 235 total parking stalls. It is noted that this leaves the other tenants with almost double the required number of spots for an industrial zone.
K1’s operating hours are Monday through Thursday from 12 p.m. to 10 p.m., Friday from 12 p.m. to 11 p.m., Saturday from 10 a.m. to 11 p.m., and Sunday from 10 a.m. to 10 p.m.
“The current building, parking, and landscaping is sufficient to support the type of tenant and won’t affect the other leasable spaces within the building,” the letter said. “The current surrounding uses support this type of venue as there is industrial to the north, office to the east and south, and residential to the west. None of the uses or times will be heard from neighbors as the go-karts are electric and don’t creates a lot of noise. The building is also constructed with concrete insulated tilt-up panels and all of the windows face office uses. The facade that facades the residential use is separated by approximately 150 feet of space and none of the openings will create noise to the neighboring tenants.”
The rest of the building would be used for industrial tenants.
K1 Speed will go in front of the Meridian Planning and Zoning Commission on November 18 to request a conditional use permit.
