Roosevelt could get a Theodore: Condo project planned for Boise Bench

A developer hopes to bring a ‘presidential’ condo building to the Boise Bench.

TripleDot Development of Boise proposed to build The Theodore on Roosevelt St. near Emerald St. in Boise (get it?).

The project is proposed for 805 N. Roosevelt on the site of a current office building and parking lot. In its place, TripleDot would build four stories of apartments on top of a partially underground parking garage.

It would feature 12 condo units for sale, each with two bedrooms, ranging from 1,800 square feet to 2,100 square feet. Some of the condos on the upper levels would be two stories tall, while others would lay out all on a single level. The condos include an integrated washer and dryer, as well as balconies.

“The design will be modern in flavor and will be intended to attract residents who desire an upscale home within a vibrant area of Boise,” Amanda Bidwell with neUdesign Architecture wrote in an application letter. “Outdoor living will be encouraged as large decks will be part of the design. The materials will be sustainable materials to maintain a high-end design, that are low maintenance to maintain the design for a long period of time.”

Bidwell said in her letter the project does not require any variances from the City of Boise, changes to the zoning, or parking reductions. Her letter also says the project will be designed with balconies facing into backyards of neighboring homes.

The project would include 11 vehicle spaces and four slots for bicycles.

To move forward, the project will need design review approval from the City of Boise. A hearing date has not yet been set.
