This Thursday the Valley County Planning and Zoning Commissioners will hear plans for a large subdivision just south of McCall.
Boise-based The McCall Associates is proposing RedRidge Preserve, a 135 lot subdivision along Blackhawk Lake, which is also known as Hait Reservoir. It would sit next to Blackhawk, another one of the applicant’s major developments, and near Red Ridge Ranch, a large tract of land previously listed for sale by the Wilks Brothers.
The application called these lots ‘estate sites,’ ranging anywhere from two to 17 acres per lot. The subdivision would be spread out over 1,600 acres with two access roads off of West Mountain Road.

Project plans show RedRidge Preserve would be built in 10 phases, with one installment built every two years.
If approved, the first phase would begin in 2022 or 2023 and would include 30 lots and expanding and maintaining the existing trail system. The county already approved the land where developers want to build.
The lots are expected to sell anywhere from $200,000 to $500,000. Finished homes would fetch between $500,000 to $950,000.
