Valley Co. home prices see increase, McCall median home price skyrockets

The data is in for real estate in Valley County and from 2020 to 2021, prices have continued to climb.

The median home price over 12 months for 2020 was $480,000. In 2021, it jumped to $675,000, a 41% increase. That’s a significant increase in the growth rate over the last several years.

The median price is the point “halfway” number for sales. It means half of all homes sold above the amount, and half sold for below the amount.

The data comes from Intermountain Multiple Listing Service.

In Valley County, houses were swept off the market at a much faster rate. In 2020, a house spent an average of 67 days on the market – but in 2021 it was cut to just 36 days.

Most of the MLS housing statistics climbed from 2020 to 2021. However, the number of homes sold told a different story. In 2020 there were 298 homes sold and in 2021 that number dropped to 246 – a decrease of more than 17%.

To make sense of this shift: in 2020 the number of existing homes sold was 278, in 2021 it was 232. The number of newly constructed homes in 2020 was 20 and in 2021, it was 14. 

McCall

When looking at McCall specifically, the median home price increased from 2020 to 2021. Across 2020, the median home price was $525,000. In 2021, the median price jumped to $780,777, an increase of 48%.

There was also a decrease in homes sold in McCall. There were 143 sold in 2020 and 117 sold in 2021. In comparison, the median price of homes in the neighboring city of Cascade in 2021 was $447,500. A whopping $333,277 less than McCall.

The private residential community Whitetail Club in McCall is reporting 96% growth in its over year sales from 2020-2021. A news release said the club has seen a 300% increase in sales from ‘California transplants,’ over the same time period.
