Fast-growing Ten Mile area in Meridian set for another large apartment project

The Ten Mile area in Meridian has seen major plans for development over the past couple of years, and there is no sign of that growth slowing down.

Vanguard Commons at 1085 S. Ten Mile Rd. could bring hundreds of multi-family living spaces to Meridian. The project sits to the north of the Ten Mile Crossing development along I-84. 

The project includes 432 residences spread between a mix of three-story apartment buildings and two-story townhomes. 

The units would range in size from 760 square feet to 1,690 square feet. 

Located on-site would be a clubhouse with a game room, a fitness room, common areas, and a patio.

“The main clubhouse presents a striking look in the central amenity space, with classic materials, including ashlar stone at the chimneys, dramatic 3-foot overhanging eaves with cedar post support, and large windows,” the application letter said. “Roll-up glass doors face the pool and amenity area bringing the outside in. The clubhouse will serve as a gathering hub for the residents with remote workspaces, fitness facilities, and indoor and outdoor lounges with fireplaces.”

There is also a planned amenity room with a spa, a dog wash, and a bike repair area.

Because this project is on Ten Mile, it is subject to Ten Mile Interchange Specific Area Plan and must be cohesive with existing buildings. More information on TMISAP is available here.

“It will be a place with character and vibrancy–a place where people can live together in a thoughtfully conceived and amenity-rich environment,” the application letter said.

The layout of the project is designed around connectivity. There are multiple pathways that connect residences to both amenities and neighbors. 

“Pedestrian circulation is a strong and important element of the design of Vanguard Commons… there is a highly defined connectivity system between the public way, the housing units, and the site amenities and common areas… the project design includes a meandering pathway through the site,” the application letter said “…These meandering connector pathways will create easy connections to the various site amenities within Vanguard Commons, building a strong sense of community.”
