Large subdivision with mix of single-family homes and townhomes planned for SW Meridian


Southwest Meridian could be home to a large community that would offer both townhomes and single-family homes.

Providence Properties will be in front of the Meridian Planning and Zoning Commission on September 1, presenting its application to build Tessera Ranch on 123 acres of land off of the intersection at Linder Rd. and Amity Rd. 

“We chose this site because of the premier location at the intersection of two major thoroughfares of southwest Meridian,” the application letter said. “The site has close proximity to major roadways, schools, and city services.”

The project calls for a total of 518 lots, including 393 single-family homes and 75 townhomes. The homes range in size from 1,070 to 1,880 square feet and include single and two-story plans. 

The applicant is planning to build two different styles of “low-maintenance and smaller housing” The townhomes are designed for people who are looking for less yard upkeep and desire more shared space with their neighbors. The other option is alley homes which have garages in the back. These houses would have shared green spaces between the front yard and range in size from 1,734 to 2,028 square feet. 

“The inclusion of the different lot sizes supports a diversity of housing options and opens the community to a number of market segments,” the application letter said. 

The subdivision would incorporate pathways for walking and recreating. It would also have a park with a pool, pickleball courts, a playground, and a dog park. 

The applicant is requesting a zoning change, annexation, and preliminary plat approval.
