Sun Valley boom: More than a dozen projects adding condos, workforce housing, retail and more in Ketchum area

Just about everywhere you look in Ketchum and Sun Valley, construction crews are at work. We counted more than a dozen projects in varying states of construction – most with new housing units on deck.

Bluebird Village

On the site of Ketchum’s former City Hall at 5th St. and East Way, crews are building Bluebird Village. The project, in the early stages, will replace the old city hall, which was torn down. Bluebird will feature 55 units of affordable housing, backed by tax credits.

Walnut & Fourth

At Walnut St. and 4th St., Walnut & Fourth LLC is building a mixed-use project that features retail, office, and residential. The basement level includes two apartments for employees called “community housing units.” The first floor will include a coffee shop on the corner, as well as four retail spaces. The second floor includes eight office spaces and two 1,800-square-foot two-bedroom penthouse units.

Mountain Land Design showroom

A building dating to 1983 is getting a new look and expansion. The former Solavie Spa Retreat building at 111 N. Washington Ave. is being reworked to serve as a showroom for Mountain Land Design. The basement will include a community housing unit, and the second floor will include a penthouse unit and private roof decks, according to the application. The third floor will also include a rooftop deck.

1st & Sun Valley Office Building

Reid Sanborn hopes to build a three-story office building at the corner of 1st Ave. and Sun Valley Rd. in Ketchum. The project calls for a total of five office condos with parking for seven cars. The property was recently cleared and used to house “Antique Alley,” which was memorable for a number of signs and artifacts on the site.

First & Fourth

Work continues on a three-story building with underground parking at First. St. and Fourth St. from Jack Bariteau. The project will include a mix of ground floor retail, as well as 18 units of workforce housing. It also features six market-rate apartments and four penthouse condos. As BoiseDev reported in 2019, First and Fourth will provide the required workforce housing for a planned five-star hotel in the area.

Perry’s site

Perry’s Restaurant closed earlier this year, as Boise State Public Radio reported. The Idaho Mountain Express reported the restaurant and two vacant lots will be turned into a mix of market-rate and community housing, with potential retail space as well.

Lofts at 780

A three-story multi-family building at 780 N. 1st Ave. is under construction near Hemmingway School. The project, from SV Ventures, will include a total of seven homes on a formerly vacant lot. It will have one deed-restricted affordable housing unit, as well as parking on the ground floor.

Lofts at 660

The Lofts at 660, like the similarly-named and nearby Lofts at 780, were developed by SV Ventures. The project is complete, but some work is going on to replace the soundproofing. The projects include a series of condos, some of which can be rented on a short-term basis. These lofts are at 660 N. 1st Ave.

Another “Lofts at” project — This project, also from SV Ventures, replaced a cabin that dated to 1940. The three-story building will have retail on the ground floor, with two homes on the second floor and a third on the first floor. Parking for six cars is also included, according to the application. This project is at 760 N. Washington Ave.

Crossbuck McNee Townhomes

The phased roll-out of the Crossbuck McNee Townhomes continues at the corner of 2nd Avenue and W. 7th St. The townhome units are two stories tall and planned to be sold to individual owners.

5th & Main

Preliminary site work has started on the 5th and Main project. The three-story building along Idaho Highway 75/Main St. will include a set of four condos, as well as parking garages. The condos range from 2,816 square feet up to 3,417 square feet, and some include rooftop decks. The project, on the old Formula Sports site, will also include ground-floor retail and four community housing units, accessed along the alley behind the building.

4th and Main

Via PH Architects

PH Artchitects proposed a four-story building at 4th and Main St., next to the 5th and Main project. This project would include three retail spaces, five homes, and private garages. The four-story would also include rooftop decks. The site, for now, has not seen construction start.

Sun Valley Lodge Apartments

The Sun Valley Company is wrapping up a renovation of the Sun Valley Lodge Apartments, which sit next to the Lodge building. The apartments are typically used for longer stays on the resort property.

Sun Valley spokesperson Jenna Vagias said the project was extensive.

“Renovated apartments are generously appointed with a large marble bath, a cozy gas fireplace, air conditioning for the summer months and a washer/dryer to accommodate the longer stays,” she said. “The renovation was major, almost down to the studs and included all new windows to improve their energy efficiency.”
